The Aldinger-Cartwright home at 505 Griffith Ave., was approved for a specific use permit The Terrell Planning and Zoning Commission on Tuesday approved a change in zoning rules that would allow one of the city’s largest and most visible historic homes to become a bed and breakfast inn.</div>
</span><span class="paragraph-1" style="margin: 0px; outline: 0px; padding: 0px;"><div style="line-height: 15.0060005187988px; outline: 0px; padding: 0px 0px 18px;">
that would allow up to five of the six bedrooms to become guest accommodations. However, current owner Tom Aldinger said he and his wife Nancy have no intention of converting the home into a bed and breakfast under their ownership.</div>
</span><div class="encrypted-content" style="margin: 0px; outline: 0px; padding: 0px;">
<div style="line-height: 15.0060005187988px; outline: 0px; padding: 0px 0px 18px;">
The residence is on the market for sale. Aldinger, who once served on the commission, told members that allowing the option of future use of the home as a bed and breakfast could make it more feasible for those owners to maintain and keep up the mansion.</div>
</div>
<div class="encrypted-content" style="margin: 0px; outline: 0px; padding: 0px;">
<div style="line-height: 15.0060005187988px; outline: 0px; padding: 0px 0px 18px;">
“By allowing the home to become a B&B allows future owners the opportunity to derive income to be able to afford it,” Aldinger said. The home has both state and national historic designations and had remained in the Cartwright family until the 1990s, he said.</div>
</div>
<div class="encrypted-content" style="margin: 0px; outline: 0px; padding: 0px;">
<div style="line-height: 15.0060005187988px; outline: 0px; padding: 0px 0px 18px;">
The action comes less than a year after a similar request for a home at 605 N. Frances St., was turned down by the commission and then the city council.</div>
</div>
<div class="encrypted-content" style="margin: 0px; outline: 0px; padding: 0px;">
<div style="line-height: 15.0060005187988px; outline: 0px; padding: 0px 0px 18px;">
Prior to the Aldinger’s purchasing the home several years ago it had passed through several owners, some who had financial difficulty in maintaining the six bedroom home.</div>
</div>
<div class="encrypted-content" style="margin: 0px; outline: 0px; padding: 0px;">
<div style="line-height: 15.0060005187988px; outline: 0px; padding: 0px 0px 18px;">
Terms of the specific use permit only allow use of the home for guest stays and not for other uses, such as hosting weddings, receptions and parties for rent, according to Terry Capehart, municipal development director. The permit also would not allow the placement of a sign on the property advertising it as a business, he said.</div>
</div>
<div class="encrypted-content" style="margin: 0px; outline: 0px; padding: 0px;">
<div style="line-height: 15.0060005187988px; outline: 0px; padding: 0px 0px 18px;">
Capehart’s office recommended approval of the permit despite four objections from nearby residents.</div>
</div>
<div class="encrypted-content" style="margin: 0px; outline: 0px; padding: 0px;">
<div style="line-height: 15.0060005187988px; outline: 0px; padding: 0px 0px 18px;">
Among the written objections was one from Dr. and Mrs. Bruce Wilson, who live on Third Street.</div>
</div>
<div class="encrypted-content" style="margin: 0px; outline: 0px; padding: 0px;">
<div style="line-height: 15.0060005187988px; outline: 0px; padding: 0px 0px 18px;">
“We don’t believe that an historic house such as the Cartwright mansion should be used for commercial purposes,” the Wilsons said in a written comment. “Parking could be a problem. It could destroy the integrity of the residential streets.”</div>
</div>
<div class="encrypted-content" style="margin: 0px; outline: 0px; padding: 0px;">
<div style="line-height: 15.0060005187988px; outline: 0px; padding: 0px 0px 18px;">
Other concerns included the potential impact on property values on homes in the neighborhood.</div>
</div>
<div class="encrypted-content" style="margin: 0px; outline: 0px; padding: 0px;">
<div style="line-height: 15.0060005187988px; outline: 0px; padding: 0px 0px 18px;">
Aldinger said the home sits on a 1.35-acre tract and has one four-car garage and more garage space available with parking well off the street. Capehart said prior to any future owner transforming the home into use as a bed and breakfast they would be required to obtain a certificate of occupancy from the city ensuring handicapped standards and fire code standards were met.</div>
</div>
<div class="encrypted-content" style="margin: 0px; outline: 0px; padding: 0px;">
<div style="line-height: 15.0060005187988px; outline: 0px; padding: 0px 0px 18px;">
Among the comments in favor of allowing the commercial use was one from Jim and Bonnie McGinty, who lives across the street.</div>
</div>
<div class="encrypted-content" style="margin: 0px; outline: 0px; padding: 0px;">
<div style="line-height: 15.0060005187988px; outline: 0px; padding: 0px 0px 18px;">
“The more than adequate parking and the type of people who normally frequent B&Bs means there would be no disruption in the neighborhood,” they said. “This would open what is probably the most beautiful home in East Texas to visitors to our city.”</div>
</div>
<div class="encrypted-content" style="margin: 0px; outline: 0px; padding: 0px;">
<div style="line-height: 15.0060005187988px; outline: 0px; padding: 0px 0px 18px;">
The planning and zoning commission unanimously approved the motion to allow the specific use permit.</div>
</div>

<div style="line-height: 15.0060005187988px; outline: 0px; padding: 0px 0px 18px;">
In other business at Tuesday’s meeting the commission approved a zoning change for property at 510 S. Virginia St., from light industrial to retail. Capehart said the change will allow plans of developers to construct a new Dollar General Store on the site to move forward.</div>

<span style="background-color: #e6e5d0; font-family: Arial, sans-serif; font-size: 12px; line-height: 15.0060005187988px;">The commission also approved a number of minor amendments and updates to the city’s zoning ordinance.</span><a href="http://www.terrelltribune.com/news/local/article_ab6d5b36-3062-11e4-8531-0019bb2963f4.html#.VAOHBXGvRbc.blogger"> to become a bed and breakfast - Terrell Tribune: Local News</a>Tom & Nancy Aldingerhttp://www.blogger.com/profile/07526227097402812881noreply@blogger.com0tag:blogger.com,1999:blog-7217493567822149861.post-19961214988949682952014-01-10T12:13:00.000-08:002014-01-10T12:13:06.711-08:00Candlelight reception moved to 505 Griffith Avenue at the last minute due to bad weather<br />

<span style="font-size: 16px; line-height: 25px;">Tom and Nancy Aldinger were happy homeowners living in Dallas with no intention of moving. Then one day in April 2006, a luxury real estate magazine crossed Nancy's desk that changed everything. "Once Tom saw the ad for this house, it was a done deal," Nancy says. "We took a look at the property and made an offer the next day."</span><span style="font-size: 16px; line-height: 25px;"> </span></div>

<div class="viewGalleryDescription" id="viewGalleryDescription" style="margin-top: 20px; word-wrap: break-word;">
<br />Eight weeks after seeing the ad, the Aldingers were the proud owners of the Cartwright House, a grand and historic 1883 Victorian residence in Terrell, Texas, listed on the National Register of Historic Places. They also bought the furniture inside, much of it original to the house.<br /><br />The Aldingers then worked tirelessly to restore the house to its original charm — even hiring an interior designer to pick period-appropriate colors — and to ensure it's enjoyed by the community. "There isn't a day that goes by without someone stopping to take a photograph of the house," Nancy says. "It makes me feel so proud."<br /><br /><b>Houzz at a Glance</b><br /><b>Who lives here: </b>Tom and Nancy Aldinger<br /><b>Location: </b>Terrell, Texas<br /><b>Size: </b>7,000 square feet; 6 <a class="searchLink" href="http://www.houzz.com/photos/bedroom" rel="nofollow" style="color: #3d8901; text-decoration: none;" target="_blank">bedrooms</a>, 5 full baths, 3 half baths</div>

<b>BEFORE: </b>Nancy says this photo was probably taken in the 1970s at the height of the home's disrepair. One of the most needed structural betterments: steel supports to replace the sinking <a href="http://www.houzz.com/ideabooks/11852348/list/Know-Your-House--Post-and-Beam-Construction-Basics" style="color: #333333; text-decoration: none;" target="_blank">wood piers</a> that held up the <a class="searchLink" href="http://www.houzz.com/photos/porch" rel="nofollow" style="color: #3d8901; text-decoration: none;" target="_blank">porches</a>. The 25-foot entry columns had to be completely removed so a new foundation could be poured. Nancy says, "That project alone set us back $20,000, but it had to be done."</div>

Caring for a <a class="searchLink" href="http://www.houzz.com/historic-home" rel="nofollow" style="color: #3d8901; text-decoration: none;" target="_blank">historic home</a> like the Cartwright House is an enormous undertaking. It started me thinking about time frame of the history of your house. I was born and Mary Davenport Cartwright died in l937. Her daughter Jerome C. Head moved back to Terrell (she was widowed) and moved in with her mother. Prior to WW2 Mary and Clarence moved back to Terrell. At that time the house was divided in two. A Dallas architect planned the division (you know more about that than I do) . I used to visit the aunts all the time. It was a short walk from my house on the corner of Griffith and Walnut past Uncle Matthew's house on the corner of Griffith and Grace Lane. Can also remember watching "Old Jim" milk the cow in the barn behind your house and walking with him to deliver a pail of milk to Uncle Matthew and Aunt Emily. And the memories go on and on. Annother thing of note. My father fought in WWI---the only one of the sons young enough to go. After a tour of colleges: USTAustin ( I think he majored in KA) University of Missouri, and Columbia in NY, he joined up and wanted to go. He fought in the trenches and served with the occupation forces. He never talked about the horrors he saw. He made it home and married my beautiful and elegant mother. I was born when they were 41 and 43. He served on the School Board for years before I entered the system. There were 2 National Merit Schholars in my graduating class! Unbelievable. E-mails are supposed to be short and I've gone on and on. I hear that Riter Hulsey is in great health. He was my boss when I worked in the bank. Give him my best. I interviewed with the CIA, Daddy was not impressed when the FBI agent visited his barber to do a background check. He forbade me to even consider a return to W ashington, instead I worked at ANB until I married. Enough! Still consider it a huge blessing that you are in that house filled with so many joyful memories. However, we have been told by a family member that some of this information is incorrect.<br />1. They never rented the upstairs<br />2. "The man Matthew Cartwright shot in San Augustine did not die until 18 months later, but Matthew was indicted and was spirited away by his older brothers to Terrell. All of that recounted in <em>The <span class="blsp-spelling-corrected" id="SPELLING_ERROR_0">Cartwright's</span> of San Augustine</em>.
